We aim to cater for the needs of all our visitors in our farmhouse three bed-roomed bed and breakfast (B&B) near Beamish & Durham. The following statement is a summary of our provision. If you have any specific questions, please feel free to call us and we will endeavour to help.

Pre-Arrival
·         Local transport links are good in the area and are ½ mile away at Ouston Bank cross roads with regular routes to Newcastle, Gateshead and Durham.
·         We work closely with a local friendly taxi firm.
·         Brochures and menus can be provided in large print by prior arrangement.

Arrival & Car Parking Facilities
·         We are situated in a private secure farm yard off the main road.
·         On arrival at Low Urpeth our bed and breakfast accommodation is in the main farm house on the left. 
·         The parking area is level with a tarmac surface, cars can park near to the door, and there is one 10 cms step before entering the farmhouse.
·         There are no marked parking bays but there is ample secure parking.
·         Car park has sensory lighting.
·         We can assist guests with luggage.
 
 
Main Entrance & Reception
·         The front door has a small threshold. 
·         On entry into our home there are two hallways, the first hall is 300cm wide the second hall is 120cm wide leading to the staircase.  
·         There is seating provided in the hall.
·         The hall is carpeted throughout.
·         When entering the second hall, there is a lower 4cm step.
·         Within the second hall there is slight slope.
 
Public Areas – General (Internal)
·         The guest lounge and dinning room are situated on the ground floor with fitted carpets throughout.
·         There are 16 stairs to the bedrooms with a hand rail on the left hand side.
·         The steps are 17cm x 27cm.

·         King Room with ensuite
·         Twin room with ensuite
·         Queen Anne Room with ensuite
·         Downstairs cloakroom
 
Dining Room
·         Breakfast is served in the dining-room on the ground floor
·         There are no steps to enter the room
·         Breakfast is served at a large dining table situated in the centre of the room.
·         Dining table has an under space of 68cm with legs at each corner.
·         There are chairs with and without arms which can be moved to accommodate access.
·         Menus can be provided in large print.
·         We do not play background music in any area of the B&B.
 
Guest Lounge
 ·         The lounge is situated on the ground floor with no steps.
·         There is ample seating – two settees and two arm chairs.
·         Fitted short pile carpet with no rugs.
·         Coffee tables are available.
·         A range of lighting in this room is from wall lights, lamps and a centre light which has a dimmer switch.
·         The lounge has an open fire with guard.
·         TV (Freeview/teletext/DVD) provided with remote control
 
Laundry
·         Use of our utility room – please ask or there are dry cleaners/laundry service situated on the Team Valley and Birtley only 5 minutes away and they offer a same day service. 
Shop
 ·         The nearest shop is in Ouston 1 mile away which is a general store, open 7 days a week and a post office (closed Thursday afternoons).
·         For medication, the nearest shop is Sainsbury supermarket at the Team Valley only 5 minutes away.
 
 
Leisure Facilities
·         Unavailable on site but there is a local gym at The Team Valley with large swimming pool and spa only 5 minutes away as well as leisure centres at Birtley, Chester-le-Street and Gateshead (between 5-10 minutes away) 
Outdoor Facilities
·         Garden Seating.
·         A network of footpaths and cycle ways around the farm and local area.
·         Bird watching and binoculars and reference books are available.

·         Unavailable on site but there are several in the local area only 5 minutes from us, please ask us for more information.

·         We are able to use the front door and garden door in need of evacuation
·         We will alert guests personally as well as using auto alarms in the house. We can provide a bell in your room if necessary please let us know of any special requirements when booking

·         We can store small items of food/medication in a fridge by prior arrangement

·         On arrival to Low Urpeth, Katie’s Cottage is situated to the left beyond the farm house
·         The parking area is level with a tarmac surface. Cars can park very close to the door. 
·         There are no marked parking bays but there is ample parking
·         Car park has sensory lighting.
·         We can assist guests with luggage.
 
Main Entrance & Reception
·         The front door has a small step over the threshold which is 8cm high
·         The cottage has an open plan living space so on entry you are in the living room/dining room/kitchen area
·         There is ample seating provided
·         The kitchen area is tiled with and a non slip mat
·         The lounge area is carpeted throughout
 
Public Areas – General (Internal)
·         The lounge and dinning room are situated on the ground floor with carpets throughout
·         There are NO stairs to the bedrooms or bathrooms
·         A patio area leads off the lounge with 2 steps down which is 17cmx15cmx45cm
 
WC
·         The cottage has two ensuite bathrooms
 
Dining Room
·         There are no steps to enter the room
·         Dining table has a under space of 74cm with central legs
·         There are chairs without arms which can be moved to accommodate access
 
Lounge
·         The lounge is situated on the ground floor with no steps
·         There is ample seating – one settee and two arm chairs
·         Fitted short pile carpet with no rugs
·         Coffee tables are available
·         A range of lighting in this room from lights, lamps and wall lights
 
Kitchen
·         The kitchen has all modern facilities including a dishwasher, microwave, fridge freezer, all fitted at standard height
 
Laundry
·         There is a washer dryer in the cottage or there are dry cleaners/ laundry service situated on the Team Valley and Birtley only 5 minutes away and they offer a same day service. 
Shop
·         The nearest shop is in Ouston 1 mile away which is a general store, open 7 days a week and a post office (closed Thursday afternoons).
·         For medication, the nearest shop is Sainsbury supermarket at the Team Valley only 5 minutes away or Tesco at Chester-le-Street.  Both shops will do an internet home delivery for food purchases – please make us aware of any deliveries.
  
Leisure Facilities
·         Unavailable on site but there is a local gym at The Team Valley with large swimming pool and spa only 5 minutes away. and several leisure centres at Birtley, Chester-Le-Street and Gateshead – all between 5-10 minutes away.
